How the process works

Your first step is simple. Contact us by phone or email, and we will give you a quotation over the phone, followed up by email so everything is clear in writing. Once you are happy to go ahead, we contact the estate agent and vendor to arrange access, then confirm the survey date with you by email. Payment is only required on the day of the survey. After the inspection, Chassen House Building Surveyors discusses any specific concerns raised in your initial conversation before issuing your report.

Our service guarantee

All of our surveys are delivered within three to five days following completion of the property inspection. Each survey will detail and explain any problems found during our inspection. All information is clearly set out and completely jargon-free. We also offer a free telephone appointment after your survey report has been delivered to answer any queries you may have.

 

We offer two main types of building survey which are suitable for properties that are not new builds: the RICS Level 2 Home Survey and the RICS Level 3 Home Survey. Each of these surveys provides a different level of detail and investigation into the property.

RICS Survey Level 2

The Home Survey Level 2 is generally the most appropriate survey for the majority of properties in the UK. This level of survey spotlights urgent matters that have a substantial effect on the value of the property and need attending to or further investigation. The survey includes a physical inspection of the property and a report based on the inspection that aims to give you professional advice to:

  • make an informed decision on whether to continue with the purchase

  • take into account any repairs or replacements the property needs, and

  • consider what further advice you should take before committing to purchasing the property.

RICS Survey Level 3

The Level 3 Home Survey is the most comprehensive evaluation of a property’s condition and construction. It is recommended for older, less conventional homes or homes that have undergone significant building works or alterations. This level of survey includes a thorough inspection of the property and a detailed report based on the inspection that aims to give you professional advice to:

  • help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrades

  • provide detailed advice on condition

  • describe the identifiable risk of potential or hidden defects

  • propose the most probable cause(s) of any defects found and

  • where practicable and agreed, provide estimates of costs and likely timescales for any identified repairs and necessary work.
