We offer the two main types of building survey which are suitable for properties which are not new builds. The first is the RICS Home Survey level 2 and the second is the RICS Home Survey Level 3. Each of these surveys provides a different level of detail and investigation into the property.

RICS SURVEY LEVEL 2
The Home Survey Level 2 is generally the most appropriate survey for the majority of properties in the UK.
This level of survey spotlights urgent matters that have a substantial effect on the value of the property and need attending to or further investigation.
The survey includes a physical inspection of the property and a report based on the inspection that aims to give you professional advice to:

make an informed decision on whether to continue with the purchase

take into account any repairs or replacements the property needs, and

consider what further advice you should take before committing to purchasing the property.
RICS SURVEY LEVEL 3
The Level 3 Home Survey is the most comprehensive evaluation of a property’s condition and construction. It is recommended for older, less conventional homes or homes that have undergone significant building works or alterations.
This level of survey includes a thorough inspection of the property and a detailed report based on the inspection that aims to give you professional advice to:
help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrades
provide detailed advice on condition
describe the identifiable risk of potential or hidden defects
propose the most probable cause(s) of any defects found and
where practicable and agreed, provide estimates of costs and likely timescales for any identified repairs and necessary work.
OUR SERVICE GUARANTEE
All of our surveys are delivered within three to five days following completion of the property inspection.
Each survey will detail and explain any problems found during our inspection. All information is clearly set out and completely jargon free.
We also offer a free telephone appointment after your survey report has been delivered to answer any queries you may have.
WHAT TO EXPECT

MAKE AN APPOINTMENT
Once you have instructed us to perform your property survey we will arrange a convenient time to complete this with you to avoid any delay in the property purchase or assessment.
We only request payment on the day of the survey as this is when works will commence.
PROPERTY FEEDBACK
Once we have completed your property survey, we will complete the assessment and give you a courtesy call in order to provide you with our initial findings verbally over the phone.
This is solely preliminary findings and the goal is to either alleviate any concerns or worries you may have or to make you aware of a potential problem.
WRITTEN SURVEY REPORT
Following our property survey, you will receive your full report within three to five days. Our reports are completely jargon free and easy to understand.
We are firm believers that the report is yours and as such it is important that you understand what is contained within it.
